Kiraoba is operated by Larry Strawson as the site creator and rental mediator in Batumi, Georgia. For personal data processed through Kiraoba, the operator acts as the data controller unless another arrangement is explained at the point of collection.

Privacy requests may be sent to privacy@kiraoba.com. This role address must be connected to Kiraoba's monitored mailbox before full commercial launch.

• Renter applications: passport name and number, nationality, current address, email, phone, preferred move-in date, employment status, budget, notes, application status, and agreement information.
• Landlords and agents: identity and contact details, nationality, passport number, authority to list, agency details, commission acceptance, and transaction history.
• Properties: address, cadastral code, prices, deposit, utility account details and estimates, inventory, features, photographs, listing status, and availability confirmations.
• Communications and reviews: property questions, operator replies, viewing confirmations, outcome notes, ratings, review comments, reports, and moderation records.
• Service providers: business name, category, contact details, job and review information when that service becomes available.
• Marketing choices: newsletter consent, the date and source of consent, and any later withdrawal.
• Technical records: limited request, authentication, error, and security information automatically generated by the site's infrastructure.

Kiraoba processes information to review and publish listings; check duplicates and availability; respond to questions; assess rental applications; coordinate viewings; prepare and circulate agreement drafts; document introductions and outcomes; administer commissions and requested services; invite and moderate transaction-based reviews; prevent misuse; protect the service; and comply with legal obligations.

Depending on the activity, processing is based on your consent, steps requested before entering a contract, performance of an agreement, Kiraoba's legitimate interests in operating a safe and accountable rental service, or a legal obligation. Optional property alerts and newsletters are sent only with separate marketing consent.

Public listings may show property descriptions, general location, rent, deposit, utility estimates, inventory, features, photos, availability, and approved ratings or reviews. Passport numbers, private residential addresses, utility account numbers, and private contact information are not displayed publicly.

Kiraoba may share information with the renter, landlord, or authorised agent when necessary to review an application, prepare an agreement, coordinate approved viewing or key logistics, and complete the rental. Direct contact details are intentionally restricted during the pre-contract process.

Information may also be processed by infrastructure, database, file-storage, authentication, and email-delivery providers acting for Kiraoba; by professional advisers where necessary; or by public authorities when disclosure is lawfully required. Kiraoba does not sell personal data.

Some technology providers may process or store data outside Georgia. Where Georgian data-protection law or another applicable law requires safeguards for an international transfer, Kiraoba will use an appropriate legal mechanism and technical or contractual protections. Provider locations and safeguards should be reviewed whenever Kiraoba changes hosting, email, analytics, customer-management, or storage services.

Kiraoba uses role-restricted administration, private access links, input validation, and security controls appropriate to the current service. Passport numbers, renter addresses, and utility account numbers are encrypted in storage and are not returned in public listing data.

No online system can guarantee absolute security. If an incident creates a legally reportable risk, Kiraoba will follow the applicable notification and remediation requirements.

Kiraoba keeps information only while it is reasonably needed for the purpose described above. Retention is determined by whether a listing, application, conversation, lease, review, commission, or dispute remains active; whether the record is needed to document a transaction or defend a legal claim; and whether Georgian law requires continued storage.

Archived listings may retain a private administrative history for duplicate detection, fraud prevention, or later reactivation. Marketing information is kept until consent is withdrawn; records of marketing consent and withdrawal may be retained for the legally required period, including one year after the relevant direct-marketing activity is discontinued. Backups may retain deleted information temporarily until normal rotation completes.

Subject to applicable exceptions, you may ask whether Kiraoba processes your data; request information, access, or a copy; correct, update, or complete inaccurate information; request blocking, restriction, portability, erasure, destruction, or termination of processing; and withdraw consent without affecting processing that was lawful before withdrawal.

You may object to or withdraw from direct marketing at any time without charge. Kiraoba will respond within the periods required by applicable law and may need to verify your identity before fulfilling a request.

If you believe your rights have been violated, you may contact Kiraoba first and may also apply to the State Audit Office of Georgia or a competent court. The current Law of Georgia on Personal Data Protection provides further information.

Marketing consent is optional and does not affect a rental application or property submission. Every marketing message must provide a simple way to unsubscribe. Withdrawal requests will be honoured within the period required by law. Passport details, application notes, and utility account information are never used for marketing.

Kiraoba currently uses only technical or authentication-related storage needed to deliver and protect the service. It does not currently use advertising cookies. If analytics, advertising, or additional tracking technology is added, this notice and any required consent controls must be updated before that technology is activated.

Kiraoba's rental application and property-submission services are intended for adults aged 18 or older. The service should not be used to submit a minor's passport or other personal data unless Kiraoba has specifically requested it for a lawful purpose and the appropriate parent or legal representative has authorised the processing.

This notice may be updated as Kiraoba adds user accounts, payments, service-provider bookings, analytics, a CRM, or new languages and locations. Material changes will receive a new effective date and, where required, additional notice or consent.
